Bank of Arizona
The Bank owned a large project, which was mapped for over 500 lots but appeared to be losing its entitlements. We worked with the city and through some negotiation and project improvements, convinced the city to extend the tentative map approval.

Assist in Sale of Partially Completed Homes - Janurary 30, 2010
BDG has been working with the trustee on a large portfolio of distressed properties throughout California. Michael Vairin, President of BDG,
recently reported that they were able to assist the Trustee in the sale of partially completed single family homes out in Coachella Valley.
In addition to completing a variety of assessments, site protection work, and market valuations for the project, the Company also marketed the
site to potential buyers with the strategy to maximize the full value
and potential of the project. Much to their surprise, they ended up with 15
written offers with several at or above asking price. It appears that the market puts more value on assets that can be completed quickly and
brought into the market. Upon conclusion of the bidding, an order was completed during the hearing and the judge signed the order. The result of
this deal, the project closed escrow within 7 business days of the court hearing. If the above process is used correctly, it is a good way to insure
that the underlying investors are getting the highest value within the market.
